Parking at Sunridge, for both Residents and Guests, is regulated by using "virtual parking passes" that use vehicle information and your valid/current LICENSE PLATE with 100% CORRECT LETTERS AND NUMBERS - WHICH IS CRITICAL. If you change Plates or change from a Temporary Registration Paper Tag to a regular License Plate, you MUST UPDATE your parking account IMMEDIATELY. The Monthly Homeowners Association Dues pay for the following: General Property Management and Maintenance of Building Exteriors, Common Elements, Grounds, Parking Lots, General Property Insurance, Cleaning and Janitorial Services, Snow Removal and Plowing, Landscaping, Lawn and Tree Services, Trash Dumpster Services, Parking Lot Management, Budgeting, Accounting, Accounts Receivable/Payable, and Tax Returns, among others.
The following are the responsibility of individual Unit Owners: Regular maintenance of a Unit's interior including walls, cabinets, fixtures, appliances, etc., and their Limited Common Elements; i.e. their balcony/deck, doors and trim, windows and trim, etc., an individual Unit Owner's homeowners property insurance policy including; liability, fire, water-damage and backup, landlord/rental, etc., what an Owner and/or their Tenant puts in the pipes and drains, and Unit Utilities and Services such as; Electricity, Water, Cable, Internet, Phone, Gas, etc.

Sorry, NO! Using the original Wood-Burning Fire Box is not allowed. Only Owners that have paid to have a Gas Fireplace Insert installed in their Unit's Fireplace Box may use them. ALSO: only Propane Grills (with restrictions) or Electric Grills are allowed to be used on the exterior decks.
