Parking at Sunridge, for both Residents and Guests, is regulated by using "virtual parking passes" that use vehicle information and your valid/current LICENSE PLATE with 100% CORRECT LETTERS AND NUMBERS - WHICH IS CRITICAL. If you change Plates or change from a Temporary Registration Paper Tag to a regular License Plate, you MUST UPDATE your parking account IMMEDIATELY. The Monthly Homeowners Association Dues pay for the following: General Property Management and Maintenance of Building Exteriors, Common Elements, Grounds, Parking Lots, General Property Insurance, General Cleaning and Janitorial Services, Snow Removal and Plowing, Landscaping, Lawn and Tree Services including irrigation of Common Grounds areas, Trash Dumpster Services, Parking Lot Management, Exterior Property Lighting, Association Budgeting, Accounting, Accounts Receivable/Payable, and Tax Returns, among others.
The following are the responsibility of individual Unit Owners: Personal Unit management or concierge services, regular maintenance of a Unit's interior including flooring, walls, ceilings, cabinets, plumbing fixtures, light fixtures, appliances, etc., and their Limited Common Elements; i.e. their balcony/deck, doors and trim, windows and trim, etc., and an individual Owner's homeowner's property insurance policy including; liability, personal property, furnishings, fire, water-damage and backup, loss assessment, and landlord/rental type coverages etc., and what an Owner and/or their Tenant put in the pipes and drains, and individual Unit Utilities and Services such as; Electricity, Water, Cable, Internet, Phone, Gas, etc.

The individual Condo Unit Owner. All Units are Privately Owned. If an Owner Chooses to Rent their Unit, they alone are Solely responsible for All aspects of their Rental Business And the conduct of their Tenants.
Sorry, NO! Using the original Wood-Burning Fire Box is not allowed. Only Owners that have paid to have a Gas Fireplace Insert installed in their Unit's Fireplace Box may use them. ALSO: only Propane Grills (with restrictions) or Electric Grills are allowed to be used on the exterior decks.
